BEFORE APPLYING FOR ANY OF OUR HOMES, PLEASE REVIEW THE FOLLOWING

Please have the following ready before beginning your application:

• Application fee is $50 per applicant- NON REFUNDABLE.
• Copy of valid photo ID or Driver’s license (front and back)
• Minimum of 2 years landlord history. (name, address, phone number, and correct email MUST be provided). We will request a payment ledger from your landlord. We encourage applicants to inform their landlord that we will contact them and to request a payment ledger in advance for at least their last 2 years of landlord history.
• Minimum of 1 (one) year Employment history (name, address, phone number, and correct email address MUST be provided).
• Zest does not accept paper receipts for verification of rent payment history.

*Processing can take 3 to 5 business days and requires all documents and requested information to be submitted. It is also helpful to inform your employers and Landlords that we will be reaching out to them via email for the verifications.

Things to know:

• Credit history will be checked. Minimum credit score of 500 required.
• Each resident 18 years or older must submit a separate rental application.
• Applicants will be automatically declined for the following:

– Outstanding Landlord debts

– Eviction history within the last 5 years

-Bankruptcy within the last 5 years

-Non-automotive felony within the last 5 years
